Understanding OTA Discounts and Custom Promotions

This article covers how OTA promotions and discounts work across Airbnb, Vrbo, and Booking.com, and more importantly, how and why Synchronest uses them as part of an active revenue management strategy.


At a high level, there are two categories of promotions we use:

  1. OTA fixed discounts (platform native tools)
  2. Custom promotions (primarily Airbnb specific)

While these are often perceived as discounting, the reality is that they are conversion and algorithmic tools, not revenue giveaways.

OTA Fixed Discounts (Platform Level Promotions)

All major OTAs provide what we call fixed discounts. These are standardized discount rules that apply automatically when a reservation meets specific criteria.


These tools are channel specific, but the philosophy behind using them is consistent across platforms.

Airbnb Fixed Discounts

Airbnb offers several built in discount types, including:

  • Early bird discounts
  • Last minute discounts

    Length of stay discounts

    • 2 to 6 night stays
    • Weekly discounts
    • Monthly discounts

These discounts are considered fixed because any reservation that qualifies automatically receives the discount.


How We Use Them Strategically

At Synchronest, we typically set these discounts at low, controlled levels, such as:

  • 5% early bird
  • 5% last minute
  • Incremental length of stay discounts that scale with stay length

The intention is not to meaningfully reduce revenue. Instead, Airbnb rewards listings that use its native discount tools. Listings often see improved rankings, and conversion rates tend to increase due to visual price anchoring.


We live in a world of shiny objects. A small strike through price at checkout, even when the net effect is minimal, can materially improve booking behavior. Behind the scenes, this is balanced by active revenue management. Rates are pushed up when occupancy overperforms the market and pulled down when demand softens.


The result is a self balancing system that drives more conversions, stronger algorithmic momentum, and higher total revenue over time.

Vrbo Fixed Discounts

As of 2026, Vrbo offers similar promotional capabilities, including fixed discounts and custom promotions.


We apply the same philosophy on Vrbo as we do on Airbnb. Light, strategic fixed discounts focused on conversion and platform favorability, balanced by active pricing on the backend.

Booking.com Fixed Discounts

Booking.com follows the same underlying logic, but with more promotional tools available, such as:

  • Mobile rates
  • Country based rates
  • Genius program participation

Because Booking.com is more promotion heavy by nature, the exact mix of discounts depends on the property, market dynamics, and the broader pricing strategy for that listing. When appropriate, we selectively deploy these tools to enhance visibility and conversion without undermining rate integrity.

Custom Promotions (Airbnb Specific Strategy)

In addition to fixed discounts, we also use custom promotions, primarily on Airbnb. This is intentional.


Airbnb’s custom promotion engine behaves very differently from other platforms, and when used correctly, it creates what we refer to as discount power.


Why Airbnb Custom Promotions Are Unique

Airbnb calculates custom promotion discounts based on a rolling 60 day average, not today’s price. With a strong pricing strategy in place, that rolling average is often higher than current last minute rates. This creates a powerful opportunity.


How We Use Custom Promotions

We run custom promotions on a regular cadence, typically focused on:

  • Last minute unbooked days only
  • Usually the next 5 to 10 days

Because the discount is applied against the 60 day average, it often functions as a free promotion.

Example:

  • 60 day rolling average: $200
  • Current last minute price: $100
  • Custom promotion: 50%

Even though the guest sees a 50% discount, the actual booked rate is still $100, which is the same price we intended to sell. That discount is not coming out of the rate, it is coming out of the average, which is effectively free marketing.

The Bigger Picture: Why This Works

All of these strategies, fixed discounts and custom promotions, are part of a broader psychological and algorithmic approach. While they may feel like discounts, they are offset by fluctuating rates and supported by active revenue management. They help listings perform better inside OTA ecosystems.


The real goal is to show guests that there is value and to show the OTAs that the listing is competitive and active. Even small promotional tokens can have an outsized impact on conversion rates, search rankings, and algorithmic momentum. When executed correctly, promotions do not reduce revenue. They help unlock it.
