Does Synchronest Control Availability?

No. Our role is pricing management, which includes pacing, promotions, and rate strategy. We don't control availability on your calendar.

We manage rates primarily through PriceLabs, and PriceLabs doesn't have the ability to open or block dates. Any changes to availability, whether opening new dates or blocking existing ones, need to happen on your side. That's done either through your channel manager or directly on the channels themselves.

Best Practices for Calendar Windows

We recommend keeping your calendar open between 9 and 12 months into the future. Twelve months is ideal. Nine is the floor.

The reason matters. Channels like Airbnb reward listings that appear in more searches. The further out your calendar is open, the more search results you show up in, which feeds back into ranking and visibility. If your operations can support a 12-month window, that is our recommendation.

We don't recommend opening availability beyond 12 months unless you have a property that genuinely books that far out. Usually that's larger homes booking for groups, weddings, or repeat guests rebooking the next year as they check out.

Here's why that matters. PriceLabs, by default, controls rates 12 months in advance. That's how we set up the standard rate plans. If you open availability beyond 12 months without flagging it, those nights will sit at fixed rates that are not actively managed.

If you do have a property that books further out, let us know. We can extend the rate strategy, for example pushing rates out to 18 months, so the longer window is actually priced strategically rather than left exposed.

Last-Minute Availability

We recommend allowing same-day bookings. You can set a cut-off time that protects your operations and guest quality, for example 12pm or 1pm, so you're not attracting the wrong crowd or dealing with operational challenges.

This is especially useful for 1- and 2-bedroom units in markets where last-minute travel is common. Allowing same-day bookings does two things:

  • Minimizes lost revenue on otherwise empty nights
  • Helps with search rankings, since channels favor listings that capture last-minute demand

If your operational setup can absorb same-day check-ins, it's almost always worth allowing.
