What if a Specific Date or Period Isn't Booked Yet?

An open date on your calendar can be easy to fixate on - especially as it gets closer. Before reaching out, here's what's likely happening and what to keep in mind.


Common Reasons a Date May Be Unbooked

A few things typically explain why a specific date or period hasn't booked yet.

  1. The minimum price may be limiting our ability to compete for that period. If the market isn't supporting the current floor rate, the system can't adjust downward to capture demand. We monitor this and will flag it if we think a change is warranted.

  2. A minimum stay restriction may be removing your listing from relevant searches. If guests are searching for a stay length your current rules don't allow, your listing won't appear in those results at all.

  3. Demand for that period may genuinely be soft. Not every date trades equally, and no pricing strategy can manufacture demand that isn't there.


What We're Actually Looking At

An unbooked date doesn't automatically mean something is wrong. What matters is what the market is doing over the same period.

If market occupancy for those dates is low, that's a signal that demand is soft across the board - not just for your listing. In that case, an open date is a market condition, not a strategy failure.

Our job in those periods is to stay competitive and capture whatever demand does exist, not to force bookings at any rate.

If the market is filling and your listing isn't keeping pace, that's a different signal and one we're already watching for.
