Understanding LY, STLY, and STLY YoY%
Several metrics appear with one of three suffixes. Before getting into individual definitions, here's what each one means - because it applies consistently across occupancy, ADR, revenue, and RevPAR figures.
LY (Last Year - Final)
The actual final outcome for the same period last year. This is a hindsight number - what the metric looked like once the period was fully complete.
STLY (Same Time Last Year)
What the metric looked like for that same future period at this exact point in time last year. This is a pacing comparison. It tells you whether your listing is tracking ahead or behind where it was at the same moment twelve months ago - apples to apples.
STLY YoY %
The percentage change between your current figure and the STLY figure. A positive percentage means you're pacing ahead of where you were at this point last year. A negative percentage means you're behind.
Example: If November 2026 is currently 60% booked as of September 2026, and November 2025 was 55% booked as of September 2025, the STLY YoY% would show +5%. That means demand for November is materializing faster than it did at this same point last year.
Index Metrics
RevPAR Index
The ratio of your listing's RevPAR to the market's RevPAR, expressed as an index score. A value above 100 means your listing is generating more revenue per available night than the market. Below 100 means the market is outperforming your listing. This is our primary performance metric and north star for measuring market share. Market benchmarks are based on your PriceLabs listing-level competitor set.
MPI (Market Penetration Index)
The ratio of your listing's occupancy to the market's occupancy. A value above 100 means your listing is capturing more than its proportional share of available demand. Below 100 means the market is filling at a higher rate than your listing.
ADR Index
The ratio of your listing's ADR to the market's ADR. A value above 100 means your listing is achieving a higher average daily rate than comparable properties. Below 100 means your listing is pricing below the market average.
Occupancy Metrics
Adjusted Occupancy
Your listing's occupancy rate calculated against bookable nights only. Nights that are blocked - owner holds, maintenance, or any other calendar block - are excluded from the calculation. This reflects true booking performance on available inventory rather than total calendar nights.
Adjusted Occupancy LY
The final adjusted occupancy for the same period last year, once that period was fully complete.
Adjusted Occupancy STLY
Your listing's adjusted occupancy for the same future period as it stood at this exact point last year. Used to compare current pacing against prior year pacing on an equal footing.
Adjusted Occupancy STLY YoY %
The percentage change between your current adjusted occupancy and the STLY figure. Shows whether your listing is pacing ahead or behind last year at this same point in time.
Market Occupancy
The average occupancy rate across your market competitor set for the selected period.
Market Occupancy LY
The final market occupancy for the same period last year.
Market Occupancy STLY
Market occupancy for the same future period as it stood at this exact point last year. Used to understand whether the broader market is pacing ahead or behind its own prior year trend.
ADR Metrics
Rental ADR
Your listing's average daily rate across booked nights for the selected period.
Rental ADR LY
The final average daily rate achieved for the same period last year.
Rental ADR STLY
Your listing's average daily rate for the same future period as it stood at this exact point last year.
Rental ADR STLY YoY %
The percentage change between your current ADR and the STLY figure. Shows whether rates are tracking above or below where they were at this point last year.
Market ADR
The average daily rate across your market competitor set for the selected period.
Market ADR LY
The final market ADR for the same period last year.
Market ADR STLY
Market ADR for the same future period as it stood at this exact point last year.
Revenue Metrics
Rental Revenue
Total revenue (accommodation fare) generated from bookings for the selected period.
Rental Revenue LY
The final total revenue (accommodation fare) for the same period last year.
Rental Revenue STLY
Total revenue (accommodation fare) on the books for the same future period as it stood at this exact point last year.
Rental Revenue STLY YoY %
The percentage change between your current revenue (accommodation fare) on the books and the STLY figure.
Rental RevPAR
Revenue per available bookable night. Calculated by multiplying adjusted occupancy by ADR. Captures both rate and occupancy performance in a single number and is the foundation of the RevPAR Index calculation.
Rental RevPAR LY
The final RevPAR for the same period last year.
Rental RevPAR STLY
RevPAR for the same future period as it stood at this exact point last year.
Pickup Metrics
Occupancy Pickup (Last 14 Days)
The number of additional nights that booked on your listing for the selected future period over the past 14 days. Shows how actively your calendar is currently filling and helps identify whether momentum is building or slowing.
Market Occupancy Pickup (Last 14 Days)
The equivalent pickup figure across your market competitor set over the same 14-day window. Comparing your pickup to the market's tells you whether booking momentum is listing-specific or a broader market trend.
Pricing Metrics
Final Price
The current listed price for available future dates. Reflects the active dynamic pricing strategy as it stands today.
Min Price Hitting Dates (Next 60 Days)
The count of dates in the next 60 days where your listing's price has reached the minimum price floor. When this number is elevated, it signals that the pricing strategy is being constrained by the floor on those dates and may indicate an opportunity to review whether the minimum price is set appropriately for current market conditions.
Market 25th Percentile
The price point at which 25% of comparable listings in the market are priced below. Represents the lower end of the competitive pricing range.
Market Median Price
The midpoint of the pricing distribution across your market competitor set. Half of comparable listings are priced above this figure and half below.
Market 75th Percentile
The price point at which 75% of comparable listings are priced below. Represents the upper-middle range of the competitive market.
Market 90th Percentile
The price point at which 90% of comparable listings are priced below. Represents premium positioning within the market.
Calendar Metrics
Unbookable Nights
Nights that are blocked and unavailable for guest bookings. Includes owner holds, maintenance blocks, and any other calendar restrictions. These nights are excluded from adjusted occupancy calculations.
Bookable Nights
The total number of nights in the selected period that are open and available for guest bookings. This is the denominator used in adjusted occupancy calculations.
Minimum Stay
The minimum number of nights required to book the listing for a given date or period. Varies by season, booking window, and the length of stay rules configured in your strategy. For more on how minimum stay rules work, see [Dynamic Length of Stay Rules].
Average Booking Window LY
The average number of days in advance that bookings were made for the same period last year. Provides context for how far out demand typically materializes at this time of year for your listing.
Average Market Booking Window LY
The average booking window across the market competitor set for the same period last year. Comparing your listing's booking window to the market's shows whether guests are booking your listing further out or closer in than comparable properties.
Event Data
Events Name
The name of a local event identified for the selected dates that may influence demand in your market. Events are flagged when they meet a threshold for size and proximity to your listing. They provide context for demand spikes, elevated pricing, or tighter minimum stay rules during those periods.
