Why are prices different across booking channels?

You may notice that your price looks different on Airbnb, Vrbo, Booking.com, and your direct booking website. This is normal.

Each channel handles pricing, fees, taxes, and discounts in its own way. Even when your base nightly rate is the same, the total price can still look different from one channel to another.

Why Prices Look Different

Here are the most common reasons:

1. Each channel has its own unique markup

Airbnb, Vrbo, and Booking.com all have unique commission models. As part of our initial strategy, we'll recommend the markup that differs per channel to offset the commission. Because of this, the final rate across channels vary.

2. Each channel adds its own fees

Airbnb, Vrbo, and Booking.com may add guest fees, host fees, or commission costs. These fees can change how the final price appears on each channel.

For example, Airbnb operates under two main fee structures: the Split-Fee Model and the Host-Only Fee Model. In the Split-Fee Model, Airbnb adds a guest service fee on top of the base rate, which is displayed separately in the guest’s price breakdown. In the Host-Only Fee Model, Airbnb deducts its commission directly from the host payout, meaning guests do not see a separate Airbnb fee.

3. Channels show taxes and fees differently

Some channels include cleaning fees, taxes, or extra charges earlier in the booking flow. Others show them later. This can make the same stay look cheaper or more expensive depending on where the guest is looking.

4. Discounts may not match across channels

A channel may have its own unique promotional structure: mobile discount, loyalty discount, or regional offer. Your website may also have direct-booking offers that do not appear on OTAs.

5. Currency conversion can change the displayed price

If a guest views your listing in a different currency, the total may change because of exchange rates or channel conversion settings.

6. Price updates do not always appear at the same time

When you change pricing, the update may reach one channel before another. This can create a temporary difference until all channels finish syncing.


What price should I trust?

The most important price is the final price shown to the guest at checkout on each channel. That final price usually includes the nightly rate, fees, taxes, and any discounts applied by that channel.


How to check a price difference

If you want to understand why the price looks different, follow these steps:

  1. Check the nightly rate on each channel.

  2. Check the cleaning fee, taxes, and any extra guest fees.

  3. Check whether the channel applied a promotion or discount.

  4. Check whether the listing is showing in a different currency.

  5. Wait a few minutes and refresh if you recently made a pricing change.
