The minimum price we set in PriceLabs is the floor rate that gets pushed from the pricing software to your channels - whether that's directly to Airbnb, Vrbo, or Booking.com, or through your channel manager or property management software.
What happens after that rate reaches the channel is a separate layer. Any promotions configured directly on that OTA - last-minute discounts, early bird discounts, length-of-stay discounts - are applied on top of the rate that was pushed from PriceLabs.
So if your minimum price is $150 and Airbnb has a 10% last-minute discount active on your listing, the guest will book at $135. The minimum price wasn't bypassed - the promotion applied to it after the fact, at the channel level.
This is by design. The promotions we configure on OTAs are part of the overall pricing strategy and are set deliberately at controlled levels.
For more on how and why we use channel-level promotions, see OTA Discounts and Custom Promotions.
If you see a booking rate that doesn't make sense given your current minimum price and you're not sure what caused it, reach out at [email protected] with the listing and booking details and we'll walk through it.
